Tuesday, January 31st of 2023, just 11 days after their wedding on January 20th, I had the absolute pleasure of starting a 3 way text with Ben and Miranda regarding buying their first home. After exchanging some pleasantries and finding out that Ben's nickname is White Lighting, within 24 hours they were pre-approved and we made a game plan.
Speaking of pre-approved, I want to take a moment here to talk about pre-approval in the home buying process. The moment you are ready to start looking at property you need to get pre-approved prior to touring homes. You have many options when picking a mortgage company and working with a lender but in my 3 decades of being in this industry no one comes close to being as outstanding as Wrayanne Williams with Cardinal Financial.
The initial process, an application online, takes about 20 to 30 minutes. From there Wrayanne will review your information and then reach out to schedule a call and go over the application and gather any additional details if needed. Usually, within 24 / 48 hours she can provide you with a pre-approval letter and you are good to go.
Like I mentioned, there are a billion lenders out there and most are very good, but I enjoy working with the best and in this REALTOR's opinion that is Wrayanne.

Thursday February 9th we got to meet face to face and I don't know how they felt about me (I can be a lot to deal with) but I instantly adored them. We started down the path of looking at homes and making offers, I was hoping (for them) a smooth and painless process but as happens often in the real estate industry we hit a few speed bumps.
They both are level headed and focused and on Thursday March 16th, 2023, just 6 weeks and 2 days after our first contact, we closed on 11114 Cotillion just east of While Rock Lake.
I'm humbled and grateful they let me be a part of their home buying process. We have put together this page for Ben and Miranda so they can show off and share this stunning, completely remodeled residence with their friends and family.
